Our methodology

How the ratings are built

Four measured signals

Demand (35%) is each neighbourhood's sales-to-new-listings ratio. Speed (25%) is the average days on market. Sale-to-list (25%) compares sold prices with asking prices. Momentum (15%) is sold prices against the same three months last year — year-over-year, so a spring market is never compared with a winter one. All from closed transactions — none are opinions.

Rated by type, not blended

Every rating is for one property type in one neighbourhood. Blending types hides the truth — a street where condos sit can be the same street where detached homes vanish in days.

Honest about thin data

Ratings need at least ten sales in the window. Four to nine sales earn a provisional rating, clearly marked. Fewer than four and we say so instead of guessing.

Temperature, not judgment

Hot means sellers hold the leverage; Cold means buyers do. Neither is "better" — it depends which side you're on. Ratings measure against fixed benchmarks, not a curve: in a cool market most of the table honestly reads Balanced and Cool.
